ric-buttThe large block has an excellent orientation for a variety of sustainable design options including north facing additions and alterations on the existing, north facing secondary residence, a knock down and rebuild of a new north facing dual occupancy consisting of two 3 bedroom plus study residences.

The spacious 963m2 block allows all these options and enables the rigorous requirements of private open space and parking ( with turning space ) to be met with land to spare.

The block opens to reserve on the eastern side and being a battle axe provides great privacy from the street and neighbors.

Single-AandA-skIf you want to maintain the spacious back yard , well designed additions and alterations to the existing dwelling can increase northern sun exposure by extending to the East and West.

Enlarging the Kitchen/ Dining and Living areas, the home can become a 4 bedroom residence with a separate Master bedroom, Walk in robe and ensuite., and double car accommodation.

Possible Zoning Changes:

Currently RZ1 zoning does not allow separate title division and separate sales but this looks set to change in the next year or two. There are active discussions being held between the Planning authorities, Government and Building Industries to change this driven by the Mr Fluffy crises. These discussions call once again for allowing separate unit title in RZ1 zones on blocks larger than 700m2.
